Huntley sits at the northwest edge of the Chicago metro, about 40 miles out, and it straddles two counties — McHenry to the north, Kane to the south. That line matters at tax time and, in a few places, at the school-district boundary, so it is one of the first things I check on any address.
Three things move price here more than anything else: which school district the home falls in, how new the construction is, and how close it sits to the Route 47 corridor and the tollway. I price to those first, then to condition and finish.
Most of Huntley is served by Huntley Community School District 158 — its campuses include the Chesak, Conley, Leggee, Mackeben and Martin elementary schools, Heineman and Marlowe middle schools, and Huntley High School. The southern edge of the village falls into Community Unit School District 300 instead. The line is real but not obvious from a map, and District 158 notes that its own boundary map is informational only. So for any specific home I confirm the district with the district office before we count on it.
Huntley has its own full interchange at Interstate 90 and Route 47, opened in 2011 — the fast way to O’Hare and the city. What it does not have is a Metra station. The nearest commuter rail is the Union Pacific Northwest line at Crystal Lake and Pingree Road, and the Milwaukee District West line at Elgin’s Big Timber Road. Outside Sun City, most of Huntley’s inventory sits in planned subdivisions — Talamore, Wing Pointe and Georgian Place, Southwind and Covington Lakes among them — a mix of single-family homes and townhomes built largely in the 2000s and early 2010s. Price steps up with square footage, garage count and lot, and the newer sections carry a premium over the village’s older stock. Downtown, the historic Town Square still anchors the older part of the village, with summer concerts and a farmers market on the green.
