Pricing a Cantigny the way you would price a Geneva costs a seller real money, and the two are not interchangeable — the plan library lays out all fifty-six of them side by side. Buying without understanding the assessment, the age rule, or which lots get afternoon sun costs a buyer just as much. I have worked this community longer than almost anyone, and that is the difference between a listing that sits and one that closes.

At least one person in the household must be 55 or older. That is the Association’s published rule and the basis for the federal Housing for Older Persons Act exemption. A spouse under 55 is fine. Rules covering other permanent occupants sit in the recorded Declaration, which the Association distributes at closing rather than publishing online — I pull the current document so we can read the actual clause before you write an offer.
The monthly assessment funds Prairie Lodge and Meadow View Lodge, the fitness centers, the indoor and outdoor pools, insurance, refuse and community staffing. For a detached home it was $159 a month as of August 2026; attached homes pay more, and get exterior maintenance, lawn care and snow removal with it. It changes annually. I give every buyer the current figure in writing along with the association disclosure package, because the number you find online is usually a year or two stale.
Median sale price is $399,861 over the three months to June 2026, up 2.7% year over year, with median days on market at 39 and a 100.2% sale-to-list ratio. Days on market still vary enormously by plan and by lot. A well-priced Cantigny and a well-priced Ontario are two different conversations. Ask me for the numbers on your specific plan.
