Marengo sits at the far western edge of the market, where the subdivisions thin out and open land and larger parcels take over. That means more room and a lower price per foot than the towns closer to the tollway, at the cost of a longer drive to a train. Out here I price to the lot and the land as much as to the house.

What sets the price in Marengo

Marengo is a small city — under nine square miles — at the far western edge of McHenry County, roughly 60 miles northwest of downtown Chicago. It sits past the dense growth belt around Route 47 and Huntley, where farmland and larger parcels take over from the tract subdivisions. That location is the single biggest thing shaping its market: more land for the money, and a longer reach to the nearest train.

The city spans four townships — Marengo, Seneca, Coral and Riley — and the Kishwaukee River runs along its northern edge. For any given home I start from the lot and the land as much as the house itself, because that is where Marengo differs most from the towns closer to the tollway.

School districts

Two districts serve Marengo homes. Marengo Community High School District 154 runs the high school on Franks Road; Marengo-Union Elementary School District 165 covers the elementary and middle grades. There is a wrinkle worth knowing: District 165 is not the only elementary district near the city — Riley Community Consolidated School District 18, immediately to the south, is a separate K–8 district. So the elementary district for a specific address is not automatic, and I confirm it for the exact home rather than assuming it from the city.

Getting to the train and the tollway

Marengo has no Metra station. The nearest commuter rail is the Union Pacific Northwest line, boarding to the east at Woodstock or Harvard, so a rail commute from here starts with a drive — time it before you settle on a house. What Marengo does have is fast tollway access: a full interchange at Interstate 90 and Illinois Route 23 opened in 2019, which reshaped how quickly you can reach O’Hare and the city from this side of the county. US Route 20, Grant Highway, and Route 23 both run through town.

Where the homes are

Marengo’s housing runs from older homes in and around its historic downtown to newer construction on the edges, with rural and acreage properties in the surrounding townships that you do not find further east.
