West Dundee holds most of the area’s registered historic architecture and a downtown on the Fox River, which gives it inventory the newer villages around it cannot match. A century-old home near the river and a 1990s house off Randall Road are different products, and I price them differently.
What sets the price in West Dundee
West Dundee is a Kane County village of about 7,700 people on the west bank of the Fox River, which separates it from East Dundee and Carpentersville across the water. It has something the newer villages around it do not: a genuine historic core. Most of the Dundee Township Historic District — on the National Register of Historic Places since 1975 — lies within West Dundee, a stock of Queen Anne, Italianate and Greek Revival homes near a historic downtown and the river. That period inventory, and how close a home sits to the river and the old center, is a real part of what a buyer is paying for.
So West Dundee is two markets at once: the historic homes near downtown, and the later subdivisions out toward Randall Road. I price those differently, because they are different products.
Schools
West Dundee is served by Community Unit School District 300, one of the largest districts in the state. Dundee Highlands Elementary and Dundee Middle School are in the village. High school is where the address matters most: part of West Dundee feeds Dundee-Crown High School in Carpentersville and part feeds Jacobs High School in Algonquin, so I confirm the assigned high school for the exact home through the district’s boundary locator rather than assuming it.
Getting around
West Dundee has no Metra station of its own; the nearest commuter rail is the Milwaukee District West line at the Big Timber Road station, a short drive south in Elgin. Illinois Route 31 and Route 72, Higgins Road, cross in the village, Route 68 heads east, and the Randall Road corridor runs through town with a full Interstate 90 interchange at Randall Road on the Jane Addams Memorial Tollway.
